It offers sweeping views of Kahoolawe, Molokini and the dazzling Pacific Ocean and a friendly casual atmosphere. Fronting the property is Sugar Beach, well known for its romantic sunsets, great swimming, miles of unspoiled strolling beach and seasonal whale watching. Kihei Beach offers central air conditioning, oceanfront pool area, gas barbecues, laundry facilities and free parking. The interiors include fully equipped kitchens, cable television, free local phone service, private lanais, complimentary high-speed internet service and luxury linens supplied directly by Ali’i Resorts.

Cross the street to the Farmers Market and you'll find a full array of local fresh fruits and veggies. The condo is centrally located just 15 minutes from the Kahului Airport, with the added benefit of local destinations: Wailea, Big Beach, Lahaina, Haleakala, Hana and upcountry.

Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which includes WiFi (when available), parking, local phone calls, applicable property fees and applicable cleaning costs.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Top Notch!

Another wonderful stay at Kihei Beach. Unit 403 is splendid and the highlights are the lanai view especially at sunset, the crashing waves to lull one to sleep, and the lovely open kitchen. The rental service is very accommodating and helpful with our requests. Mattress and bed inens are the only aspect not 100%. All the remarks made earlier about farmer's market nearby and the splendid walks on the beach are so perfect. My husband grilled fish from Suda's many evenings to enjoy on the fabulous lanai. The condo complex is just perfect in every way.

Beautiful relaxation!

This condo is centrally located and is very comfortable for two, it's clean and has everything needed if you choose to prepare your meals in. King size bed is very comfortable ( but a bit sneaky...). The view from the lanai is picturesque. Beautiful Long sandy beach, great for long morning or evening walks. We enjoyed our stay so much and look forward to returning one day. Aloha!

Absolutely spectacular!

Our stay in #403 was breathtaking. The condo has EVERYTHING you need - from a cooler and beach chairs to a blender and all sizes of pots and pans. The decor is gorgeous and everything is very up to date. We loved the North Kihei location - close enough to everything we needed, but not right in the middle of anything too busy. The beach out front is wonderful for strolling on or doing some more private sun bathing and swimming. The rental was easy to book, we were warmly welcomed, and checked in on just the right amount. I would HIGHLY recommend this condo and hope to be returning someday! Thank you for a great stay #403, we already miss being there!

Fabulous, Relaxed Stay in Maui

My husband and I celebrated our honeymoon in Maui at Kihei Beach, #403. When we arrived at the condo we were met by Angelina from the condo management company. She was extremely friendly and walked us through the condo and showed us its features. She also gave us advice on where to eat nearby and things to do, which was nice because I didn't know anything about the area or things to do on Maui. The condo management company also helped us book our luau and a massage, which was helpful. The condo itself was BEAUTIFUL! The kitchen is very updated with new appliances and nice counter tops. There were plenty of dishes, pots, pans, silverware, wine glasses, etc to make dinner if you don't want to eat out for every meal. Everything was clean, and the bed was very comfortable. Also, the view is amazing -- the beach is right outside! The condo is located in a small community, along the beach. It was a quiet side of the island, which was perfect (not near the crowds at the big resorts). The condo didn't seem to be crowded and there were many times were were the only ones in the pool or on the beach. We had a rental car, so we drove to places to eat and the grocery store, coffee etc., which were all nearby. There's also a farmer's market, shave ice place, bakery, ABC store, and a little shop for gifts right across the street. This is the perfect condo if you want a relaxing vacation, away from the crowded beaches. we loved it:) I hope to go back someday and stay at the same place!

Peaceful, relaxing and restful

We stayed a week in unit 403 and were very pleased. The management staff at ali'i Resorts was very attentive to our needs. This direct oceanfront property is completely remodeled and a pleasure to stay in. If you enjoy the sound of the ocean, walks on the beach, relaxing on your lanai with gorgeous views, and unobstructed sunsets, you will love this condo and complex. Plus, it is centrally located in Maui, so you can easily venture in all directions for all the activities Maui has to offer.

Whales, whales, whales in paradise

I just again enjoyed my now 8th year in a row with my stay at Kihei Beach. Folks back home ask my why I keep going to back to Maui every year and I just have to show them the pictures to give them a brief glimpse. Of course, unless you come yourself, it's hard to understand. So why do I keep coming back? Well here's a few reasons... - Excellent service provided by ali'i Resorts. (Towels, linen, concierge are some of their services) - Quality of the condo...a very comfortable 1 bedroom. I use the stove to make my Xmas quiche and watch the high def TV when I need a break from the days activities and sun. - Location, location,'s in the driest most central part of Maui. πŸ™‚ Never rains (well not long or too often) in Kihei. - Whales, whales, whales...the best way to ring in a New Year is capturing breaching North Pacific Humpback Whales πŸ™‚ - the ocean view and the long beach you can walk to get your day started I could go on... Let's just say, I'm booked already for year 9 and another 3 weeks in paradise.

It was wonderful

A beautiful condo, close to the market where we purchased coffee, fruits, etc. We loved that it overlooks the beach and we spent many hours on the lanai watching the sunsets etc. We enjoyed walks on the beach and the swimming pool. I would definitely recommend it and if we return we would want to stay in the the same condo.

Would stay here again!

Me and my fiance were a little apprehensive about the condo when we drove into the parking lot as the building looked fairly old and outdated. When we first walked into the condo we were both very happily surprised. The pictures we saw before booking don't do it justice. The condo is nicely renovated and has a great view. We slept every night with the balcony door open (with screen door closed) and listened to the ocean. The sound is amazing. We would definitely stay here again. Good bang for your buck in Kihei.

This place is a great find!

We had a wonderful time at Kihei Beach resort! Our condo was 403 and perfect in every way! It had every thing you need for cooking and a great book to tell us good places to go. We were told about this place by friends and we decided to join them this year!! The views are amazing and we walked 4 miles every day on the beautiful beach! Our unit was very clean and newly remodeled, we loved the fact that it had hd cable tv since it was basketball play off season and we were able to watch our favorite teams!! We are coming back to 403 next year, I love it and thank you for making our stay so great!!

A Perfect Place To Stay

We stayed at Kihei Beach Resort #403 from Mar. 22, 2013 until March 31, 2013. Our experience was perfect from start to finish. A rep from ali'i Resorts met us at the unit in a timely manner; he was friendly, informative and our check-in was a breeze. Our unit had been recently beautifully renovated and it was very clean which is important to us. It was fully furnished and they also provided us with two beach towels and two beach chairs even though chaise lounges are provided through the resort. The condo was stocked upon our arrival with items we would need until we could get to a store ie: coffee, cream and sugar for the first morning, and dish detergent, paper towels, bath soap, etc. There is an aBC store and farmer's market directly across the street from the resort which we frequented often, and there are laundry facilities on the 3rd and 5th floors. Also, there is a city bus stop in front of the canoe club beside the resort. Buses run every half hour around the :15 and :45 minute mark. The building in general was very quiet and quite relaxing, and the grounds are meticulously maintained. The beach was beautiful, not too crowded and perfect for early morning walks. Kihei Beach Resort is located half-way between Lahaina and Wailea, and close to the airport, Maalaea Harbour and Maui Ocean Centre, so all in all, a great location. The only complaint would be that it would have been nice to have more restaurants in the vicinity as there were only a couple. Overall, it was a great place to visit and we would definitely return in the future.

I stayed in this particular condo December 2011 and into January 2012. This was my first time renting this particular unit and I enjoyed this one over a previous one I have rented at the same complex. The location of this condo/complex in my opinion is the best in Kihei and you cannot beat being on the beach. Centrally located and with the Farmers Market and aBC Store just across the street. Very convenient. You are a short drive to the Highway to get to any location. This condo was nicely upgraded and furnished. Clean linens supplied including beach towels, everything ready as soon as I arrived. The Welcome basket was much appreciated! I loved having a stove to bake, High Def TV and a good quality King Sized bed. πŸ™‚ Having a TV in the bedroom was a bonus. I always appreciate the free high speed WiFi internet access and used it daily. A couple of small things that would enhance a stay is the availability of plastic tumblers to avoid using the nice glassware all the time. This is better for use outside to enjoy the relaxing view and not worry about breaking the glass. πŸ™‚ The Unit could also use some broiling/grilling pans for the stove. Sometimes one is too tired to go to the BBQ downstairs to grill after a day of fun in the sun. I liked the bathroom with the glass block shower. Others who prefer a bath may not like just having the shower in the Unit but it worked for me. The view is great from the Lanai and the Lanai furniture very comfortable. I was able to book my activities as usual through the ali'i office which was a great convenience. Overall, the continued great service I receive from ali'i and the quality of the condo I rented keeps me coming back for my annual pilgrimage to Maui! πŸ™‚ Thanks!!


This was our first trip to Maui and it was wonderful. We loved our condo and the management office was great and super friendly. The only thing we might change next time is maybe staying closer into Kihei, so we don't have to drive into town. Other then that is was a wonderful and much needed vacation. Thank you so much! Kihei Beach #403

Once again a very positive experience renting Kihei Beach #403 from ali'i Resorts. We will be back again although they need to find someway to get the ant problem under control. No matter how careful we were in the kitchen they were ever present. They also need to replace the front door hardware as it was very hard to open with the key at times and you had to pull the door tight to make sure it was secure. Love the condo and the location!

Quiet, relaxing vacation

Kihei Beach resort is a wonderful place to stay on Maui! I can only speak for renting thru alii and they are the best. From the phone reservation to the last day phone call. They meet you at the unit and tell you about the place and answer any questions you might have - totally top notch. The last unit we stayed in was 403. It is updated and very comfortable. The bed was the best yet! We have also stayed in 306 and 606. Both are updated also and have everything you would need. This complex is quiet and on a beach that rarely has more that 10 people on it! You can literally walk for miles if you want.

wonderful relaxation

Beautiful unit and glorious view from the lanai. We were extremely comfortable, and everyone was very helpful. Our only suggestions would be to upgrade the barbeque grills, and make sure the bottom (fitted) sheet is deep enough to stay on the mattress.

We like #403 for its big comfy bed and well appointed kitchen but above all it was the view that sealed the deal.

The condo was great. Views from the lani was fantastic. They Kihie Beach was centrally located on the island, which made it easy to get up in the morning and head in any direction. The unit #403 was recently renovated and whole unit was very comfortable. The staff was always available if we had any questions from something in the condo, or where is the best snorkel. This was my second time staying at Kihei Beach and I will stay there again!!


We were very happy with the facility. The kitchen was very well equiped (which made me happy being the cook) It' was the second time we've stayed at the location and have been very happy there. So nice to be able to cross the street and buy fresh pineapple..

It was the perfect place to stay

Our stay in June of 2007 was not our first stay at Kihei beach, #403, but our third. We have found it the perfect place to stay on Maui. The location is central to many of the activities, and close to the best beaches. The facility is right on the beach with a lanai in every unit that overlooks the ocean. What could be better than that? We love the fact that we can be out our door and on the beach in seconds, or we can sit and take it all in from the privacy of our own lanai. The unit is well furnished with everything needed for convenience and simplicity. We love to be able to create our own meals so the kitchen is invaluable, as is the farmers market, just across the road. There is nothing like fresh coffee and fresh banana bread each morning, following a walk on the beach. Our most recent stay included a group of friends in three separate units. We talked them into the arrangements and everyone couldn't say enough good things about the place. We all intend to stay there again.
