Makena Surf Resort is a luxurious secluded beachfront condominium located in exclusive Makena. This gated community was developed with six 2 & 3 story buildings each offering sweeping views of the Pacific. The pristine and picturesque beach and rocky shoreline fronting the property is exceptional for sunsets, swimming, sunning and spectacular seasonal whale watching. Makena Surf Resort offers central air conditioning, two large pool areas with Jacuzzis, private gas barbeque areas, four tennis courts and free onsite parking. The interiors include large fully equipped kitchens, wet bar, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Ali’i Resorts. Housekeeping services are included at this resort property. Due to COVID-19 and for your safety, the complimentary services have been substituted with a linen and amenity exchange every 3 days. Housekeeping will not enter occupied rentals and the exchange drop will be placed outside the entry door in protective bagging.

Check-In / Check-Out Times

  • Check-in time is 4:00 PM / Check-out time is 10:00 AM
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Alii Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.


  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final Payments must be made by check/ACH to receive the discount). All ACH payments will require a signed authorization form before your reservation is confirmed. ACH banks must be made with US banks.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • A welcome kit with a starter supply of toilet paper, tissue, bar soap, paper towels, dishwashing soap, and spare trash can liners. Alii Resorts does not replenish these items.
  • Daily maid service is only provided at select properties.  However, periodic mid-stay cleanings or linen or towel exchanges are available for purchase (subject to availability and schedule). A minimum 72-hour advance notification is required to schedule additional housekeeping services/drops. Mid-stay cleaning services, linen, and towel exchanges occur between 9:00 am and 6:00 pm on the scheduled date. Depending on your unit, guests may be asked to not be present during elective housekeeping services such as a mid-stay clean.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Alii Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $50, $60, $70 or $80 (varies by unit size/location) + tax and is non-refundable. This waiver protection is added to the total reservation cost.
  • Each unit is inspected prior to arrival and again following departure. Charges will be assessed for the repair / replacement of any damaged or missing items.
  • Guests agree that any applicable damages / missing items will be charged to the credit card on file.
  • Each unit is inspected prior to arrival and again following each guest departure. Should your unit require excessive cleaning following your departure, additional charges will apply, and cannot be covered by the Damage Waiver.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be re-rented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • No refunds are given for unused nights, late arrival, early departure, or no-shows. Should guest fail to make payment on or before the final balance due date, the reservation may be declared in default and all monies forfeited.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.


  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). At no time may occupancy exceed the maximum occupancy level for any unit. Maximum occupancy varies per rental. For specific maximum occupancy please contact Alii Resorts
  • Occupancy is restricted to the pre-approved number of guests, regardless of age. Extra occupants will result in additional charges and, depending on the property’s house rules, may serve as just-cause for immediate termination of the rental contract.
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Alii Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies. Depending on circumstances, additional fees could apply.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Alii Resorts, LLC is not responsible for childproofing accommodations.
  • Alii Resorts, LLC will communicate with guests as Alii Resorts is notified of disruptions to the tenants’ enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to; air conditioning units, TVs, DVD players, water heaters, washer/dryers, internet, and Phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Alii Resorts/Owner harmless for such incidents. Alii Resorts, LLC agrees to make good faith efforts to resolve the reported problem as quickly as possible.
  • Alii Resorts will work to ensure that all appliances and equipment are in proper working order. Unexpected failure of any equipment/appliances will not constitute a guest refund. Provided that Alii Resorts is promptly notified of any property or equipment defects, malfunctions, or damages, be assured that Alii Resorts will work to remedy the breakdown as soon as possible to minimize guest inconvenience.
  • Alii Resorts has no control and is not responsible for disturbances caused by adjacent properties or from nearby units within the same property. Any incidents reported will not constitute a guest refund. However, be assured that Alii Resorts will make every effort possible to minimize guest inconvenience within our control.
  • Should maintenance issues arise, guests are required to allow reasonable access to the property to provide remedy, and to make necessary inspections and repairs. Each property has quarterly pest control services which treat for pests found in tropical climates. Pest control issues will not constitute a guest refund. However, Alii Resorts will work to eradicate the problem as soon as possible. Maintaining a food-free sink, garbage disposal, countertops, floors, and trash will help to minimize the proliferation of tropical pests.
  • Owner and /or Alii Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Alii Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Alii Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same rate you were paying or refund the difference for a lower rate condominium/home or allow cancellation of guests reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Alii Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees. House Rules

  • Every resort has “quiet hours” – please see your in-room compendium for the exact hours. Please be conscious of noise from any source in order that other residents shall not be disturbed. Please follow any property rules that may be outlined in your compendium or provided/posted by the resort management.
  • The resort’s House Rules are included in your compendium or may be provided by resort management. Guests are responsible for not violating any of those house rules and for any fines resulting from a violation of guests of the condo or their visitors. Some resorts impose strict consequences for violations, up to and including eviction or assessment of fines. Please take a few minutes prior to arrival to review the property’s house rules.

Guest & Alii Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.

This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.

Loved it!

I wrote a more detailed review in the general "Makena Surf" area but just wanted to add here that we loved this unit and wouldn't hesitate to return. It was spacious, clean, and super well-equipped. The property itself is gorgeous, and the beach is very nice, with good snorkeling (turtles!). We also had great customer service from The pictures on this site are very accurate.

Amazing View and Totally Comfortable

This is a wonderful condo with an amazing view. We were thrilled with the location, amenities and would recommend it to anyone looking for a fabulous Maui getaway.


We had a very nice stay--the kitchen especially is designed and appointed for someone who loves to cook. The showers are large and wonderful--and this is important when you and your kids need to rinse off one or more times a day. The condo is centrally located on the ground level of building C, so it gets little to no directly sunlight, even on the lanai. This was easily remedied by a trip to the minutes away pool and beach. The shade was appreciated during our afternoon siestas after returning from a hot outing, but I missed having coffee on a sunny lanai. Otherwise, it was perfect for a family of four plus a grandad.

Paradise in South Maui

Beautiful condo on a wonderful beach. Large rooms, well appointed, great view, terrific lanai. Beach is only steps away and not crowded. Pool area is also very nice. Great snorkeling right from beach - head toward the point in front of Makena Surf Resort and look for turtles (this spot seems to be one of the "turtle towns" which snorkel boats head to - but you don't need a boat to see it!). We saw five weddings on the beach in one week - the location is that spectacular.

Makena surf C103

I did a lot of looking before choosing Makena Surf. If you love peace, quiet, and true beauty of Maui..stay in Makena Beach! Went with my 4 the boarding, swimming with turtles, and uncrowded beach. Great pool and tennis courts. Unit photos don't do justice...way closer to beach and awesome view! Great Upgrades in unit...lots of room and everything u need in unit. Ideal for family with older kids. We will definitely stay at makena surf from now on! Loved it.

Wonderful week in paradise!

The staff at ali'i Resorts is fantastic and helped us to plan fun adventures for our family throughout our stay. The housekeeping staff was attentitive and worked hard each day to help make our stay great. The property and condo were both very well maintained and beautiful- with spectacular views throughout. One of our favorite features was the patio and the amazing view that we enjoyed while dining outdoors. The beach access was convenient, just a short walk down a paved path to the beach that offered kid friendly boogie boarding waves and rock outcropings for snorkeling. We have stayed in a few of the luxury hotels in Wailea and prefer the relaxed environment of Makena Surf.

Great location; wonderful view with convenient access to everyth

Service from ali'i Resorts was wonderful; both housekeeping and maintenance. The staff were attentive to details and very responsive to any need. The condo was beautiful - the pictures were very accurate. We used the beach and the pool/jacuzzi each day and they were wonderful. My only comment on the improvement side is that the WiFi was not reliable throughout the unit, but if you stayed in the living area it worked.

Family vacation

This was our fourth time staying in C103. We loved the fantastic view of the ocean and the beach; the well-equippe kitchen; furniture (beds, sofa, dining table) in good condition; responsiveness of ali'i Resorts (the rental company) to any requests or issues. However, we were very disappointed in the cleanliness of the condo with this visit. The were rings around both toilet bowls and mildew in the shower stalls. We had the daily maid service, but the actual cleaning was very hasty and inconsistent. The area rug in the living area was sticky and appeared to need cleaning. On a better note, when we identified these issues to ali'i, they were extremely apologetic and proactive in improving things during the remainder of our stay. Despite our disappointment with the cleanliness of the condo, we still had a wonderful stay and have already booked for 2013.

The views from the main area are unreal

The service was fabulous. From the mgmt company to the daily linen service. The condo itself is unreal.. The location the views have the "holy" and "wow" factor. The ocean views areincredible..when they say ocean view they mean it. It is right in front of you! Was there a negative not really but you do need a vehicle as it is somewhat isolated from restaurents.


Beautiful condo! Just as pictured. Easy walk to beach. Perfect location in Maui by excellent snorkeling. Do bring a few citronella candles for the patio and some bug spray.

The definition of paradise.

We thoroughly enjoyed this property. It is first rate in every way. The view of the beach and ocean is absolutely spectacular. Everything in the unit is in excellent condition and up to date. Bedding was very comfortable. Top-notch kitchen appliances. The unit is further from the beach than other buildings, so there is a short walk (less than 5 mins) down a hill to get to the beach (and back up the hill to return). You can hear vehicles driving on the road from the Master Bedroom starting around 7:00 am, but it was not an annoyance. The sound was muted, otherwise extremely quiet. I will add that we were completely impressed with ali'i Resorts, and they exceeded our expectations. Check-in was awesome, maid service, toiletries, etc. were excellent. We loved it and hope to return.

Excellent Vacation

We stayed in Makena Surf for 12 days and loved it! The unit was beautifully upgraded and was great for us and our 3 children. The views were all that we hoped for, we swam with sea turtles in the water right in front of our condo. We saw numerous whales from our lanai and amazing sunsets. We will be back for sure!


We enjoyed 2 glorious weeks in Maui with our stay exclusively at condo C-103 at the Makena Surf Resort. The view is incredible from the lanai and living room/dining room area. Every morning we ate our breakfast on the lanai, with binoculars on hand for spotting whales. The resort is secluded enough to have privacy but close in proximity to many restaurants, shops and activities. We thoroughly enjoyed our stay and will definitely return to this condo. The condo is beautiful and well kept by ali'i Resorts. Ali'i was there to greet us when we arrived in the evening and were very attentive to any of our needs. Thank you for a wonderful vacation!

Top notch condo on the best beach!

We were met by a representative from ali'i Resorts. She was friendly and helpful. The place was immaculate. We loved the master suite and gorgeous kitchen. Having laundry facilities was very handy. The best part about this unit is it's location. We could see whales from our lanai. This is the nicest beach I've been to.

Beautiful condo

We have stayed in almost all the buildings at Makena Surf within the last 10 years and C-103 is by far our favorite. December 2011 was our 4th time in C-103 and we already have booked for 2012! The interior of the unit is high end and reminds us of the Ritz in Kapalua and the Orchid on the Big Island. We also like that the second bed room has two full beds vs two twins or one king-much more flexible for adults and older children. The kitchen is very well stocked. The view from the lanai is just as nice as the beachfront units in other buildings. We also like the floor plan in buildings C and a, where the bedrooms are away from the entrance.

Alii Resorts - true Customer Service

Alii Resorts is by far one of the best managment companies in the business. I would not waste your time with a travel agent when it deals with Maui. Alii Resorts team was simply amazing and made our beautiful location/accomadations even better!!!

Spring Break

We really loved Makena. It was very beautiful. We have been to several places on the island and really liked this resort. I did feel the condo was a little to business decorated and it didn't feel warm. It had a spectacular view however and was right next to the beach. The bed also made my back hurt! I think it needs a new mattress. Also, a Hawaiian decorator so it can feel inside like you are in Hawaii and not New York. Besides that, I loved it. Very clean and the kitchen was wonderful. The booking resort was wonderful too. Very very friendly and welcoming.
